For a restaurateur opening a second concept in Lahaina, we delivered a complete interior build-out — kitchen, bar, dining room, hostess station, and back-of-house — inside a fixed sixteen-week window so opening night could be marketed before the lease commenced. Commercial schedules carry a different weight than residential ones. Leases commence. Marketing campaigns launch. Soft openings get booked. Staff get hired. We treat the opening date as immovable, build the schedule backwards from it, and protect the path with conservative durations and contingency where it matters.
Our superintendents are commercial-experienced and run weekly look-ahead schedules with every subcontractor. Slips are caught early. Long-lead items are ordered the day the design is locked. Punchlists are generated as work proceeds, not at the end.

ADA, fire, occupancy, health — handled.
Commercial work demands a fluent understanding of accessibility, fire and life safety, occupancy classification, exiting, mechanical code, and — for restaurants and clinics — health and plumbing requirements. We handle the permit set, the inspections, and the certificate-of-occupancy walkthrough.
We also know which inspectors hold which standards, which submittals matter most, and how to package a permit set so that review comments are minimized and turnarounds stay short.

Renovations completed around your operations, not at their expense.
Many of our commercial projects are renovations or expansions of operating businesses. We phase work after-hours, build temporary partitions to keep public areas open, and coordinate noisy work for shoulder seasons or off-hours windows. Sales continue. Reservations stay open. The renovation reveals itself only when it is ready to be revealed.

Commercial superintendent on site, weekly schedule reviews, transparent change-order management, and inspections actively chased rather than waited on.
Reveal
Final inspections, certificate of occupancy, training the operations team on systems, and a punchlist closed before the doors open to the public.
